With a 20+ year foundation of building and renovating spaces for the TEC Equipment network of commercial truck and trailer dealerships, TEC Development has grown from humble beginnings as a single construction team to several functional teams today. We are focused on everything from architectural design, to general contracting, to facility management. Additionally, project complexity has increased as TEC Development has grown in size, moving from small-scale remodels to large-scale greenfield developments.

Property Development

TEC Development is a full-service property development division of TEC Equipment, managing the entire lifecycle of commercial and industrial property development, with a specialty on transportation-related properties.

Acquisition

After identifying potential properties, TEC Development directly negotiates the purchase, oversees financing, assesses best use and conducts a pro forma.

Planning

Throughout the planning process, TEC Development takes a hands-on approach from initial meetings with jurisdictions through securing entitlements.

Design

TEC Development’s full, in-house design team executes from conceptual design through construction administration, small tenant improvements to large greenfield developments.

Construction

Multiple construction teams operating across the West coast provide the capacity to both project manage and perform a wide range of construction trades.

Additional Services

TEC Development provides additional services to partners, including facility management and consultation on a range of projects.

Facility Management

TEC development has over 30 properties under management, with tenants varying in size from small to Fortune 500. We provide a range of services from janitorial to design-build, and pride ourselves in providing first-class upkeep of buildings and responsive service to all tenants.

Consulting

While our core competency is in dealerships, we have assisted on residential, retail, food service and healthcare projects.
